WHAT WE DO
Who Are We?
Glebe Court Management Organisation is a Tenant Management Organisation (TMO) set up under the Housing (Right to Manage) Regulations 1994. These regulations allow residents, collectively, to take over the running of their properties subject to proper training. The TMO is a non-profit making organisation registered as a Housing Co-operative with the Registrar of Friendly Societies under the Industrial & Provident Acts 1964. Glebe Court TMO has been operating since 1st April 1998, when the residents took over the day to day management of the Estate from the London Borough of Merton.
How Are We Run?
As a TMO we receive a management allowance from Clarion Housing to enable us to carry out the management of the Estate. We employ 3 full time and 3 part time staff to enable us to carry out our duties, including cleaning, repairs and Estate Management as well as an onsite Estate Office. All residents are given the opportunity to become a member of the TMO by purchasing a 50 pence share which allows them to participate in all activities. The members then elect a voluntary Committee of Management, from their own number, at the Annual General Meeting to run the TMO on their behalf. The committee of Management are not paid for their services and give their time voluntarily. However, they employ Housing Management and Caretaking staff to manage the day-to-day running of the TMO.
The Management Committee are democratically elected every year by the residents at the AGM, and run the TMO on a voluntary basis. All residents are eligible to become members of the TMO and as such vote and stand for election to the Committee. The management Committee hold monthly meetings in order to monitor the performance of the TMO, and plan for the future of the residents and the Estate. The Committee also has co-opted members, who provide additional support and help in a variety of ways.
As well as the main committee there are also sub-committees which deal with specific issues for example, Finance and Budgeting, Staffing, Social, and General Purposes (this covers Estate inspections).
